Farm Credit East offers more than just farm financing with Country Living Loans

Farm Credit East’s Country Living Loans program helps finance more than just your typical farm. Farm Credit East can do primary residence loans, construction loans, land loans and more. We also welcome the opportunity to finance mobile homes, unlike some other lenders.

Country Living Loans has several products to fit the needs of our many customers in the Northeast U.S.

Country Home Program

Farm Credit East’s version of your typical primary residence purchase or refinance.

General Guidelines:

• Must be a primary residence.
• Must be in a rural area or have potential for agriculture.
• The dwelling must be greater than 50% of the value of the property.
• Fixed Rates!

Country Farm Program

This program is for properties with farm type features, extra acreage and/or multiple pieces of real estate collateral.

General Guidelines:

• Must have a dwelling included in the collateral, but there are no acreage limits or restrictions.
• Non-conforming features such as barns, riding arenas, machine sheds, excess land – all considered for property value.
• Rates from 5 to 30 years.

Country Land Program

A loan product for rural home lots and vacant land parcels.

General Guidelines:

• No limitation on land size provided the purpose is eligible for our programs.
• Rural/Agricultural features must apply.
• Land term is generally 5 to 20 years.

Construction Loans

Are you building, buying a property that needs work or wanting to add an addition on to your current property?

General Guidelines:

• Construction-to-permanent loans for an eligible purpose which may include primary residence, barns, and other buildings.
• Consideration for work to be completed by borrower.
• We can finance up to 80% of the value of the finished property.
• Flexible terms and requirements – limited restrictions on how you choose to build.
